@Sean Autry Thanks!  Yeah send me your lenders info, I have been trying to look at more local banks hoping to they would be more flexible.

Yeah I am gathering they are difficult to deal with from an investors point of view, I was looking more for information and education from a banks perspective but I am afraid I didn't learn much.

@Sean Autry Thanks, I spoke to Quicken the other day and they told me I would have to wait up to 2 years to be able to include the income.

What has been people's experience when trying to complete a refinance, does the bank include the income from the investment property towards your income?  Is there any seasoning period before they will?

@David Thompson  I am new, when you say submarkets what are you referring to?  Just different areas of the city based on income/population etc?

Thanks @Account Closed!!  I will definitely take a look at your products, is there any info on them without having to file an application?

I found a bank that will lend to LLCs however at a slightly higher rate and only in Texas, I also heard some banks will allow an investor to deed the property to the LLC with triggering the Due on Sale clause. I was curious if there were any local banks in NC that worked with investors at all.
