Hello all!!!

I am new to investing and I am reading David Greene’s book Buy, Rehab, Rent, Refinance. In the book he talks about analyzing deals to get practice. I came across a home with fire damage with a good amount of fire damage in a room or two and looked like smoke damage in the rest of the house.

What are your experiences whether buying or staying away? In these situations, what things usually make this a deal breaker? I believe ARV for this 1500 sq ft home would be around 65k.

@Edward Noseworthy Thank you! I would definitely like to network with some local investors as well.  I have been studying the market in Charlotte and a couple other cities to see where I could make an impact but some guidance from someone else would definitely be helpful.

I would say google it, to see who is around your location.  I live in the country outside of Charlotte, but was able to find a granite supplier, customer cabinet maker, and a flooring store that was not a big box store.  One thing to keep in mind though, a lot of the big box stores are cheaper on the surface but they get you with the little odds and ends.  The smaller stores I used for my house remodel did a better job, cheaper, and their customer service was excellent.

Not to be too skeptical but, most reputable organizations, especially ones that lend money (especially 100% on an investment property) tend to have a website and a strong word of mouth.
