Hi Zoie, I'm not sure since I'm long distance investing from out of state. Though I'm sure there are many FB groups you can join as they usually have scheduled meetups, whether virtually or in person.

I'm trying to learn more about what's going on in Columbus and it's been quiet for a while.
Currently working with my property manager on managing my duplex in Linden and still looking for deals each day.
What's everyone up to in terms of investing in Columbus? What's your current project? How's the market? Any big things happening in your neighborhood?

I researched tons of cities but it all depends on your goals. I'm sure there are many people who would never invest in Columbus for various reasons. For me, my reasons included population, jobs, affordability, familiarity, and having a team in place. I recommend that if you already know someone with boots on the ground that's willing to help you, that should be a place you should consider. There are a myriad of locations to choose from. Pick wherever works for you, not for others.

I'm from California too and I agree with you. It's very difficult to get any cashflow from house hacking here so I decided to invest out of state. I'm investing in Columbus, but that doesn't mean you should. It takes a lot of research and the market you choose depends on your goals... and not everyone has the same goals.
If a someone tells you to invest in a certain stock, for example, you shouldn't invest in it because you shouldn't invest in something you don't know. The same goes for real estate. If someone says that you should invest in a certain area, don't blindly invest there. Do your research and due diligence. I've been recommended many different areas to invest in when I first started and after researching most of them, they did not align with my goals.
If anyone here needs suggestions on the things to look for when deciding on what market to invest in, feel free to connect with me and I'll give my two cents. Remember to trust, but verify.

Your conversion from a 3 family to 4 will require a change of use and more importantly move your unit from residential to commercial which triggers a litany of zoning requirements to conform (parking, FAR, refuse, etc.). I work almost exclusively in the University District. Feel free to reach out if you have more questions.
Wait, 4 units is commercial? I thought 1-4 units was residential and 5+ units were considered commercial. Is it different in Columbus?
