Do you know what the ARV looks like?

The property I purchased isn't really a fixer-upper, though it isn't necessarily turnkey either. I got this right at market price but it does have potential to have value-adds. Cosmetic upgrades such as paint and floors is what I plan to do for this property, but this doesn't really affect the ARV. The ARV mostly depends on the number of bedrooms and bathrooms, and how much square footage the property has (also the size of the lot). The ARV for this property couldn't really compare to something like what you can get during a BRRRR, especially if there are already tenants in both units. Though I think value-adds is a subject not many people are talking about. So to answer your question, not really since I'm not flipping or making major renovations. Only value-adds for now, but I do plan to BRRRR for my next property.

 Thank you. My property is located in a B- neighborhood. As long as you understand your market inside and out, it shouldn't matter what type of neighborhood you invest in. There are pros and cons to any neighborhood, you just need to weigh your options and see if they align with your goals.

Yes that would be the best way to go but I'm trying to get as much info as possible from different people. Maybe "hidden gems" would be a better term.

That's a good point, Nicky. It also seems that knowing where tenants' demands are is quite valuable in itself. That's probably something that I can ask my property manager since they screen and deal with tenants every day.

Also I'd like to know of these secret stri-... these secret restaurants that you speak of.

Great advice. I guess I'm already doing well since I have Remington as my agent.

Congrats on your purchase! Might be a good idea to work with a local real estate agent that knows the city well. Columbus Neighborhoods https://columbusneighborhoods.... has history and info on many of our neighborhoods if that's helpful to you .. Best of luck in your research!
