Thank you Brandon. I was looking in B-/C neighborhoods and my agent brought me a deal in North Linden that looked good. I purchased it because it wasn't too close to Cleveland and it's also near an elementary school which is a plus.

How do you feel about renovations and ARV for the re-finance?

It's in North Linden. With this first property, it may be a challenge to build equity through renos and have a good ARV if I have long-time tenants already occupying the units. Though I know I can do value-adds mostly with repairs and cosmetic renovations. That should get a decent ARV for refinance. I purchased this property know that it didn't have to be a homerun and it was mostly for the experience with having some skin in the game. My next deal may probably be a BRRRR as I believe that would help me reach my goals much more easily. Great question, Brandon.

Yes definitely. Building a team is essential if you're just starting out in real estate investing out of state. It also gave me confidence to actually go through with it because I had a team that I could trust.

See what Remington said above about population and job growth. Those were a few of my main criteria when I was researching cities across the US. The truth is in the numbers. Be positive!

@Andrew Freed Columbus is great if you're looking for cash flow. I'd say the numbers depends on the different types of neighborhoods where some areas may have different rents/more house appreciation than others. The rents for my neighborhood is around $800 a unit for example. Property taxes are higher than average but the affordability of properties makes up for it.
