@Paul Krause As I am sure you know, it is a different analysis for rentals. It could have, although the association didn't approve renting.

Hi everyone,
I was searching through foreclosure.com and I see a ton of listings in my area showing owners have filed for bankruptcy. Does anyone have any experience or insight with these prpoerties? Will they end up being REO? Would you direct mail? Any insight, thoughts and or comments would be greatly appreciated!

@Scott Sankhi College fund. I received a full ride athletic/academic scholarship, so I was able to use the money that would have gone towards college tuition to fund my investment!

@Lorin K. The comps were a little scattered because a lot of them did not look at all this nice. But the best comps we found were newer homes around 125 range. Being slightly older home we took that into consideration and adjusted the price accordingly. It was on the market for 7 days and I accepted a full price offer at 119,900!

@Gonz Trevino Thank you for your insight. That is pretty cool that they do that. The advice on the flat fee vs % is very useful. I totally see how it would be to my advantage. I guess there aren't many brokerages that do flat fees.. guess I'll have to look around if I want to go that route! Thanks again!
