I just completed my FIRST FLIP! The rehab took approximately 3 ½ weeks. The home is a 2bd, 1ba townhouse that is slightly over 1000sq ft located in Illinois.

Numbers:

Purchase Price with closing cost: $55,290.25

Rehab Cost: $28,815.60

Total in: $84,105.85

Holding cost: Roughly $450 a month (insurance, HOA fees, utilities, & taxes)

ARV: $115,000

Estimated Profit: $29,094.15

The property just went onto the market today. Here are the before and after photos!

@Chris Seveney @Michael Sessa Thank you both very much for your responses and input! I appreciate it! Do you think I should include my numbers as well? Purchase price, rehab cost, ARV, etc? From what you said Chris, it seems like it would be beneficial to include numbers for hard money lenders.

As I have learned it is best to commit and not just act like this is a hobby. You should run your real estate investing like a business. With that being said, I have a website that I created that is very information driven and have it set up like a business website to generate leads. Now, being a new investor I don't expect to get many, if any, leads from it since I haven't marketed much at all (yet). 

I am in the process of my first flip and I want to post pictures/blog about my experience. I love what I am doing and I want to share it.

So the advice I need: Do you think my website would be a good places to share my experience? Or should the website solely be for generating leads? And I should keep my projects, success stories of my flips, etc separate from this site? Does it even matter?

@Bradley Cumming thanks for the information. I did not know that. I watch a lot of webinars and always here Brandon turner talk about how he loves house hacking / BRRR strategy but I haven't heard him mention this info. Very helpful and good to know! Goodluck! @Bradley Cumming I am also a college student (21yrs old) and I hope to do the same thing within a year right near my university. Just remember to analyze your potential property thoroughly as numbers don't lie. When you were talking about getting to 78% LTV to avoid PMI can you explain a little further? Because I am also hoping to start with an FHA/203K and then within a year refinance to a regular loan so I move down south (where I want to live) and do it all over again.

@Matt McCourry I have been thinking about student rentals. I go to a small local university where there isn't any off campus housing offered. Strictly on campus only. The dorms are small, the meal plans aren't that great, and the prices are outrageous. A lot of students want off campus housing, its a way cheaper alternative to on campus housing. I would love to get some properties around the campus and socialite to my peers and teammates I think I could build a good rep and have students coming back year after year.  Was your buy a SF or multi unit?

@Maria Besbeas I highly recommend @Robert Leach. He is doing a rehab for me now. His work is great!
