@Chris Mason Thanks for your reply. Very helpful info. I wasn't sure if you could count cash out proceeds. But you've answered it. Thanks!

Sam LLoyd thank you so much for your reply. This was very helpful. One question though. What do you mean by "reserves"?

Hi everyone. Can anyone provide me with an answer to how many times a person can refinance if they are using brrr strategy for investing? I see Brandon Turner (VP of BP) say he does it all the time. I am assuming there is a limit. I am specifically talking about cash out refi. Thanks!

@Ryland Taniguchi I am interested in the BRRR strategy. I'd be using cash for the deals. However, I am wondering typically how many times can a person refinance?

Hi everyone,

I am new to REI and I am interested in flipping houses. I was wondering though how does the seasons affect your flipping businesses. In Illinois, we get harsh and very cold winters (as well as many other states, Indiana, Michigan, Wisconsin, New York, etc, etc). With that being said, how does this affect your REI business? Are you limited to late spring and summer? Even if you find a deal mid August and do your 3-4mo reno, you are pushing November. I don't think many people are buying houses in the winter time. But what is your experience? How do you combat this issue? Do you just invest in other areas through the winter? Or does it still work for you?

I sort of in the same boat as most of you. I'm currently trying to form my business. Set up my LLC, along with website, business cards, etc. However, I could have a potential deal (JV on a flip) but I feel as if I should have my LLC in place because what if something goes south?

Wayne Brooks thanks for your response! I definitely will look for an agent. And will be doing some more investigating work with this property to find out more about the terms. I really appreciate the advice.

Michael Stanton I do not have a mentor. However I am familiar with the area as I actually live in the next condo building over. There are 3 condo buildings and they are all rented out or owed. I rarely see vacancy with these buildings. But I will definitely look into the REI meet ups! Thanks for your advice!

Hi everyone! I am looking for advice about a foreclosures condo that's being auctioned on hubzu.com. Has anyone had experience with this site or foreclosures in general? What are the necessary steps I should take to review this property before I actually decide to bid. Little description it's a 2bd 1ba little over 1,000sq ft. There are pictures & the place definitely needs work (as I am sure all foreclosures do. I would probably rehab & rent it out if I were to go for the deal. I have no prior experience with foreclosures so any advice, direction, or prior experiences with foreclosures/auctioned properties are helpful and appreciated:)
Casey McCoy that does clarify things. Thanks! Thanks for the link too, good informative read.
