@Chris Blount..I  perform basic estimates, but If it's a major problem, I get contractor in after house under contract(only)..Basically, during  inspection period...I also work with some good handymen for pricing...HVAC, Roof, Plumbing, Electrical(licensed unless it's minor)...If moving forward with deal most will come out, but might charge a small fee...Once your'e doing deals, no fee...

@Tom Chen..I would renovate unit by unit, so some cash flow is coming in during rehab.  If you could prolong repairs about 6 months, you can get started with basic and some reserves in hand..my 2 cents...GL.

Zillow/Truila can give some ok estimates....Find a good RE agent to work with..I pull Comps for my clients...

I prefer a Mahogany or Rosewood...Any basic color works...

As a newbie, some deals don't make sense..Stay away from complicated until you get more experience...It takes time to find a deal...Patience Pays....
