@Shogo Kyoto...Check your contract and with your agent.  Some contracts indicate a Per diem for delayed closing..(usually $50/$100)....GL..

@Bruce Clark..Way to Go! Keep it Moving... For every 10 offers, you will probably get one unless you're over bidding. My best deals come from undesirable properties. After the 1st year of rehabbing SFR, I gained confidence...GL!

@Barbara Goodwin...Yes, get an Owners Title Policy for protection.(Policy not that expensive)  During resell your assured no title issues and you can save some dollars by using same title company......

@Tyion Bridgeman..I use FB occasional to market New Listings or Open House...It' not that effective, but it's a low cost market strategy to engage my contacts/other in the area..

@Account Closed...2017 Rocks!!! I plan to acquire a Multi unit with at least 50 doors. SFR is my bread and butter, so I'm stepping outside my comfort zone. I specialize in Rehab. so I'm interested in getting a great wholesale deal and completing the rehab. I'm looking for good funding sources to take it to the next level....

@Bing Lin...In my market, it works out fine.  I provide Affordable Homes, so I'm open to programs to support that.  Section 8  might take about 30-45 days to get processed , but after that it runs smooth.  They will complete an inspection of the property and ask you to repair items of safety..There's a pamphlet for what's expected during inspection.  I qualify Sect 8 like others with exception of the income.  Most tenants pay a small portion of the rent.  After, initial there are yearly inspections.  GL..
