@Ashley Sanchez...Patience is critical in RE. The right deal will come along. Also, consider right now, it's somewhat of a sellers market. Lots of buyers out..AL and GA is prime picks for out of state investors..

@Kevin Jorgensen...It's still a great time to buy! I try not to over analyze, but buy when the deal make sense. I bought my best deals while everyone else sat on the sidelines..07,08,09..RE is risky, but you have to take some to GROW!!! Mental Toughness makes all the difference..

@James Mosby..All negotiable, but it depends on the area and property. Owner probably not interested in a Hot Market. When it was tough to qualify buyers more opportunities...But all things Possible...

@Teddy Johnson...Seems like insurance would cover your items. Damage to a tenants personal items is usually not covered..Most require renters insurance to protect their personal items..

@Brian V....Connect with the local RE group to find out some strategies for your area. CA is an expensive market, but investors find ways to do deals..Getting a financing source will help to take action on a Deal too....Good luck!

@Matthew Cook...You will spend Time or Money...So it totally depends on your specifics. Starting out, I spent a lot of time overseeing projects, because money was scarce. Now, I can spend a little money to save time..
