Seek the advice of a local attorney.  Accepting partial payments might not help if you need to evict....

Procuring cause...by all means make sure the agent gets paid!  You can sleep soundly without second guessing your actions....

Most wholesalers deal with investors who can close quickly with cash.  Cash is King!

@Sharon S....Decide exactly what type of RE you're interested in pursuing. Initially I purchased move in ready SFR. After the 1st year, I decide my niche would be fixer uppers.. In the last 11 years I have done a combination of RE transactions and recently became a Realtor to take it to another level. Don't get stuck in a box, keep options open....Take Action!!!

Network with local investors or realtors to find out who they're using.  Subbing out plumbing, electrical, HVAC and roofing always best.  Most handy men can complete carpentry/painting....
