Congrats!!! I waited almost 11 yrs before getting my RE license, but it's an easy transition!  Timing is everything.  I created a Business page on FB but remind family and friends that I'm an agent.  I closed 2 deals by doing this in 1 month.  Also. some of my investor contacts calling on me...Opportunities await!!! Good luck!!!

Attend a local investor meeting with flyers advertising your PM business...Offer incentives for trying your service...

Extensive 1st project for a beginner...Initially I purchased light rehab projects(paint, sheetrock, roof repair, etc)..Quick turnaround to rent quickly...After rehabbing over 20, I'm selective...No 2 rehabs are the same..Each will have it's own set of issues...You will need Plan B, C, but all doable....

@Gerald Jarreau..Yes, it's worth it!! I finally got my RE license after 11yrs as an investor...Many benefits..Access to MLS, pick up commission $, can view any property at my discretion, helping others find their DREAM HOME!!!..Win Win Win

Get several estimates.  Ask for referrals from other investors in your market. 

 Each market is different.

Try Craigslist...but you will need to screen carefully...Hit or Miss....
