@Joshua B. not sure what that means Is Washtenaw county not in Michigan anymore? It's in Ann Arbor that’s 45 min from downtown Detroit. Google is in Mountain View CA and they have test facilities 1hr away in San Francisco CA. So not sure what you were getting at.

@Jenifer Levini  the largest test facility for autonomous cars is in Michigan. Outside of San Jose CA Michigan is #2 for autonomous car tech. Google the Monzo Group one of the top teams in Detroit and country and are number #1 in many of the Detroit suburbs and neighborhoods. I read your blog and I must say good job! I think many people will benefit from the rental inspection as with most things in life if you have paperwork proof you can demand more money. I think qualified tenants will migrate to the cert areas and equity will rise for those who can prove they have passed inspection when they go to exit. That all being said if you know Detroit you know it's no coincidence those zip codes are the first one picked

@Mark Goedtel pm me I have a lot of off market in Warren and Eastpointe we are the #1 agent in those cities including Roseville no agent in the state sells more property in those cities than us and the bulk of our business is investors

I will also be able to tell you what houses I have sold and rented out in that neighborhood to give you a better comparison of value for Buy and hold or flip.

Detroit is the only place in this country were 10-15% of the graduating class is heavy R&D and STEM the only other place in the country is Silicon Valley. Also, Michigan is #2 on the list for autonomous car tech we have the largest test facility here. You can spell detROIt without ROI lol. anyone interested in the Detroit market let me know. You must get a realtor with boots on the ground who makes a living researching the market and can educate you and give advice backed by reputation. Most people make the mistake investing in out of state places like Detroit because they go with some random person with no credentials to prove who they are or if they are any good. They fail through the whole process, buying in the wrong area for the wrong price and have no network of construction or management lined up. You will make money hand over fist in Detroit If you have the right guy on the ground who also has a proven track record with builders/rehabbers and management in place. That goes for all out of state investments not just Detroit

@Chris Masons thank you that was the answer I was looking for i move about 500 detroit properties a year and i'm looking for more info to put in my emails to investors to make my emails stand out. Sounds like you know your stuff. I knew someone would say you never get back 100% of your return but in Detroit if you spend 10k on a rental and it rents for 750 a month at the end of two years it's safe to say you have made back 100% of your original investment. The whole refinance angle doesn't work in my market due to housing cost being so low nor does it work with my customers they all buy cash. I do appreciate everyones advice and insight I knew the BP community would set me straight.

What is the Term or the acronym (you are in the black or ROI etc.) for the point in which your initial investment has been paid back and you are at 100% profit. Also what is an acceptable / average amount of time to have this take place for SFH investment, 5 years, 2 years?
