sorry I should have given some background i have many extremely successful years in telemarketing and have trained some extremely successful sales people, so what I am looking for is a mailer that someone has used to mail out to get leads that they will then call and market to them. So maybe using script wasn't the best word however I do welcome any scripts due to the fact that one person can not think of every possible situation and its always good to have others successful opinions.

Also @Bill Gulley All telemarketers start out with scrips I trained 100's maybe more. Brian Tracy and Zig Ziglar and even Brandon turner from BP all of who also have scrips for selling, lead generation, closing ect. you can down load. Also not all wholesalers assign contracts being that I am a licensed real estate agent there are ethics I have to follow. I either buy the house or collect a finders fee for bringing the deal to someone who can I do not sign a contact to purchase something If i do not have the money nor do I intend to buy. I am also well aware of the "do not call list" I helped many companies restructure their war dialing systems when the law was passed.

So in conclusion I am a rookie (but intelligent) real estate agent NOT a rookie salesman and would like to see if anyone is kind enough to send me a picture of a MAILER they have used to successfully generate leads (and again any scripts you guys are willing to share that worked for you would be a great help)

Dose anyone have a mailer scrip that they have had success with for sending out mailers for wholesaling leads ie. we buy homes or cash for homes. I'm looking for something that you have had success with. In my reading on the subject it suggest to use a proven method instead of trying to re-invent the wheel. Any other scripts for cold calling buyers and sellers are welcome as well. I did not see many in the downloads and I would like to have a couple.  

thank you all for sharing your concerns and problems with wholesalers it is extremely useful information for those of us who have chose it as our niche to break into investing. Hopefully in the future i will have deals and interactions with you guys on BP and you will see your time posting was not wasted i wish all of you success and happiness.

I usually google average mortgage APR and put that number in there any investor worth his salt will know his typical Percentage from the lender he is working with and will factor that in when he sees your report. If i am reading your question right.

if your interested in KW read the "Millionaire real estate agent" a book written by KW it explains the entire process KW runs it organization by it is essential for a new real estate agent I don't work for them and I still recommend it. get the audible book though that way you can listen while on the move. Hope this helps

Understood Michael hopefully the bad experiences will help you appreciate the good wholesalers that much more.  I'm just starting out and this post has shown me that the bar has been set pretty low. I don't plan on producing 100's of deals to investors I plan on producing 4 or five a year that meet exactly what investors on my list are looking for so when they open my emails they know its only a matter of if they want to make money on my deals not can they make money on them.

If wholesalers were as efficient as investors wanted then they would themselves be investors.
