I think that you could research using a FHA 203 as a loan. If you can do that, start farming for multi unit homes that need renovation. Go through tax rolls looking for out of state owners. This may be one option.

You talk with your tax person about to do. Our think of 1031 the home into more rental properties closer to you if that is something you want.
