If you have not listen to podcast, listen to ones on BRRRR strategy. Basically it is doing what you are thinking plus a little more.

@Nathan Dobbins My thought is use several different strategies. Look for a real estate agents that could help you. Show them your are a serious buyer. If you win them over, they will bring you deals.

Finding investment properties in MLS is harder, but possible. You could also try to get a list of owner of property owners from tax rolls. Then mine that data. I think there are sites out there that do that.

I think you are on the right track. Talk to a good lender about what you have as options.

In your strategy, look into a multi unit strategy. Until recently I did not know you could do that type of loan. Also, check out FHA 203 loan. You can buy something that needs work and roll in renovation cost. You then start with newly renovated property.
