I know you are just starting but I'd like to be added to your buyers list. On the right deal I can close quick using private money. I've also have my real estate license if you have question. Are you using any software to help with your business?
I've used real acquisitions and freedom soft in the past.

How could it be a prohibited transaction? You are not using your own IRA for the investment? As long as it's not a person who is restricted.
You meet Joe at a mixer. Joe has 100k to lend in his IRA you tell joe you also have 100k to lend. Joe lends you 100k out of his IRA at 8% for one year. You lend joe 100k at 8%.

Easy fix is to go to some mixers and find someone you can barrow from there IRA and they barrow from yours. There are other people in your shoes and do it all the time. Your IRA custodian could tell you more.

Sorry to hear about your layoff. You should look into self directing your IRA. There's a very large company in Houston that deals in it. They offer free education on investing it in real estate and a lot of online education.

If you are looking for day labor work at HD your going to get a day labor job. There is no way I would put them to work on one of my properties. trust me I tried it and cost me, There are tons of company's out there. visit a REI club and find one or search here.
