I am sort of new as well, but my 2 cents would be to not pass it up but very skeptical.  Sometimes, someone tries to acquire the property and holds it up for months and for one reason or another the deal goes through and it is back on the market.  Or the person looking to purchase it did not want to do certain rehabbing that you feel you could do.  Again, I would do your due diligence, but you never know...it could be a diamond in the rough.  Doesn't hurt to research it, right?

Are you set up as a corporation? LLC? If so, you might want to think about setting up a checking account in that particular business name and then have them write the check in the business name. Helps when filing taxes too!

My motto--why wait?  You never know who is interested and when.  It is a numbers game anyway.  Also, can I ask if you are sending out those 700 mailings yourself or are you going with a service?

 Yes, as a quit claim deed, you may sell with clouds in the title.  The main thing is disclosure, and they have to understand all ramifications.

The name of the game used to be location location location, now it's disclosure disclosure disclosure.

If I have a deed with a clouded title, can I sell that property as clouded provided I note that on a contract to the seller that the title is clouded and they are to do their due diligence prior to buying?  Obviously, they would be getting the property at a discounted price.
