@David Faulkner, thanks for the feedback. List of materials and SKU's for low, mid, high renovations would be pretty extensive. We were thinking of providing the opportunity for new investors, those interested in investing or even those that would like to check out a project in person instead of watching all the shows on TV. It is also a great opportunity to give back and share our experiences and network with those that have similar interests.

@Manolo D., great thoughts. We were planning on offering vendor contacts like escrow, title, lenders, GC's, agents, and even strategies in dealing with city or county planning/permitting. Keep you posted.

I am a local CalBRE Broker, Investor & Direct Private Lender and wanted to get some feedback on a project I am working on. I work with an Investor and GC that has flipped over 100 homes in San Diego. We have 8 current flips under construction, or in process of permitting. 3 others are on the market or pending. 

We are thinking of holding an on-location workshop where the investor/GC will walk you through the process of how we acquired the property, the challenges involved, the scope of work planned to maximize the value of the resale, ie., addition, floorplan restructure, etc. This would include insight into what to look for, how to evaluate, resources available such as escrow, title, relationships, etc. 

We would also have private lender resource available to discuss the financing process and options to consider. 

We thought we would include two properties to physically visit and evaluate and would last about 3-4 hours. What value do you see in this workshop and how much would you charge or pay?

I know there are a lot of "Free How to Fix and Flip" seminars, and in class workshops, but most of them are pitched to upsell you on investing with them or Buying some mastery course or mentorship. This event would be strictly to educate with hands on experience from investors that specialize in renovations and have the current projects to prove it.

Clairemont

Clairemont Mesa is a neighborhood of San Diego which has a population of 80,000. Clairemont Mesa can be subdivided into the neighborhoods of North Clairemont, South Clairemont, Clairemont Mesa East and Clairemont Mesa West. It is bordered by State Route 52 in the north, Interstate 805 in the east, Interstate 5 in the west, and the neighborhood of Linda Vista on the south.

Originally dubbed, “The Village Within a City”, people started living in Clairemont in May, 1951. The neighborhood was first developed in the post-war building boom of the 1950s. Developers Lou Burgener and Carlos Tavares called their community Clairemont after Tavares’ wife, Marjorie Claire.

Clairemont’s design represented a new concept in community living because it did not incorporate the traditional grid system of uniform blocks and streets. Instead, winding streets and scenic view lots took advantage of the canyons and bluffs overlooking Mission Bay. The first homes, built by Burgener and Tavares Construction Company, had highly customized floor plans.

The developers assembled the necessary acreage to develop Clairemont from three primary land holdings: the Peavey Cattle Ranch, Mission Bay Heights (owned by the Hazard Family), & Tecolote Heights (owned by Jack & Dan Danciger).

Before any homes were built in the new development, Tavares & Burgener invested $125,000 in off-street improvements including sewers, water, and access roads; this was necessary because the proposed development was not adjacent to any developed areas. The original Subdivision map that used the name “Clairemont” for the first time was approved and recorded by the County of San Diego on October 16, 1950. The map was named “Clairemont Unit #1, Map #2725”. This is the area in Clairemont that includes Deerpark Dr., Burgener Blvd., and Grandview St. from Field St. to Jellett St. According to Burgener, “Between 1952 & 1954, seven homes were constructed a day”. It is also noted that Clairemont was the largest development of its kind in the country.

Within a few years, several thousand houses had been constructed, including single family homes, duplexes and apartments. Since Clairemont was somewhat removed from the city proper, commercial business and retail shopping, schools, libraries and other city amenities were designed into the overall plan. Although the concept of suburban living is commonplace today, this approach was considered novel and Tavares’ vision for Clairemont had far-reaching implications for San Diego as it stretched the city limits outward and began the now familiar pattern of migration from city to suburb.

  • Fix/Flip Loan: Between 70-85% Acquisition Loan + 100% Rehab as long as total loan is less than 65% of ARV.
  • Construction: Up to 50% Land Loan + 100% Construction as long as total loan is less than 60% of ARV/Completed Value.
