We live in CA and have been investing out of state in the last 7 years. There are obviously many things to know when investing thousands of miles from where you live but the single best advice i can give you is to find the best PM you can in the area.

Investing out of state is all about the relationships you built with people in your investing area. We tend to forget that the most important relationship is the one you develop with your PM. Your PM is your long term relationship and the one that over time will determine the quality of your investment. They are your eyes and ears in your property and the area it's in. 

What i'm saying is - make sure you have a good PM even before you close on anything. Interview a few PMs. Ask as many questions as possible. Ask for references. 

They say your mistakes are your best teachers. I'm offering you to learn from some of mine..

It's no secret that the multifamily market is maxed out and deals are hard to find, however i'm looking for a good market to find a fourplex, class C+ or B- that will cashflow, not in a war zone. Since it's not going to be in my state (CA) management needs to be included. 

With 25% down can i still get 12-13% cash-on -cash somewhere? 

Any suggestions?

Maybe you read this book but if not i highly recommend it to you - "Quiet - The Power Of Introverts In A World That Can't Stop Talking" by Susan Cain.

As an introvert it taught me a lot about myself. There are many successful leaders in the business world who are introverts.

Introverts have better learning skills (when you less full of yourself there's more room for new information :-) )  and they have great abilities in analyzing situations. 

Good learning skills also mean that as an introvert you can acquire skills that are out of your comfort zone like being in public and socialize. 

The key for me is finding the right balance between respecting my nature but at the same time gently stretching my boundaries and not becoming a victim of those boundaries.

I understand your fear of getting screwed. There is a psychological block when you invest in a property thousands of miles a way, but many California investors do this ( me included) . Again - if your objective is cash flow, I believe it is the way to go. 

In the states I mentioned there are many turn-key investing options.  I think you need to fly at list once to meet with the potential people. Also, and that's the most important thing in this kind of investments -  you need to find the best management company in town. These are the people you're going to deal with in the long term. They will determine the strength of your investment maybe more than anyone else. 

Also, since the ratio of value/ rent is better for cash flow in these places

It allows you to to buy a relatively safer property ( rentability, less repairs) that compensate for the risk you may see in the distance.

From an investor perspective, and if you're looking for positive cash flow, i would look for something out of state. 

With that kind of money as a down payment and with an eligibility for an investor loan (or other creative financing options) you can find duplexes or even fourplexes that will cashflow in the midwest or Texas. 

Yes- it means research, finding connections in a market you don't know and basically a lot of work but hey - that is the price of being an investor and living in Northern CA..
