Can anyone recommend a good reliable contractor in the St. Louis area? 

More specifically - one that is licensed to work on the IL side. The property i need the work for is in Highland IL.

Matthew - that's a very good question. No - the expected level was not clearly defined. However the level of work is clearly bad. It's not in the grey area.

The work has not pass any inspection yet since it is not done.

Hello all

Had a bad experience with constructor in a rehab project. Everything that might go wrong in this kind of project well, went wrong..

Job was not done to the expected level. Contractor basically disappeared after receiving all the agreed payment and even more (i know.. the number 1 mistake working with a constructor) 

Can i somehow make a claim to his insurance?

Any other suggestions?

Amiris - if not your physical safety, let's talk about energy and time spending. It seems like this project will take tons of both with endless risk for who knows what return and when. Seems like the perfect storm of a bad deal. 

I would say - take your time and energy somewhere else.

I'm actually investing out of state (fix and flip in SF? not there yet..) in St. Louis.

We have a partner and agent but as a control freak i thought about the best way i can do comps research from distance as well. Does it make any sense at all?

As a fix and flip beginner i'm trying to find a way to make the comps finding as efficient and simple as possible.

Is there a good tool out there for finding comps other than the usual Zillow or Trulia search?
