I also agree with @Blair Russell that it can be done very easily and with little labor on your end. My property is 500 miles away from me and I've never had an issue since I have great people on the ground working with me. I recommend finding a cleaner and handyman that do great work and ask what they charge to do the job. Offer the cleaning crew a few percentage points higher and pass the cost along to the tenant (shout out to @J. Martin for that piece of advice.)  This keeps them excited and hungry to do work for you and to take care of your property. Our crew always take photos and lets us know about any damage, which mitigates any issues falling through the cracks.

What @Sean Walton said is also true in that you can use technology such as a keypad door lock to pretty much take the "on the ground" work out of it. Unless you have 10+ properties, you can absolutely self-manage and keep more money in your pocket.

Hi @Joe Gile, I'm not familiar with Arnold, CA specifically, however, I'd check out airdna.co for more insights on that area and how it performs on Airbnb. I don't think it needs to be a priority to purchase a property with previous rental history.

@Blair Russell That sounds like it definitely makes sense for you to have the STR insurance based on your prior experiences then. Here's hoping that neither of us has to use the resolution center any time soon (a girl can dream!)
