@Nicole Newman, Hi Nicole. The hardest part of the real estate investment is to find the real deal. To find the real deal you may go through many before you find the one. But remember, that one by itself worth all your search. Marketing is the vital part of this job. You do need a 24/7 system to work on your behalf. But you don't have to work 24/7 youself. Refine your marketing tactics. For example on your direct mail, who are you targeting? Landlords, absentee owners......etc? Also do not under estimate the MLS, make sure you go throw them systematically on daily bases. Despite what anybody says, MLS still is valuable source for distress properties. Look at Short sale, pre-foreclosures- Auctions at court house. BP has great source of materials to help you refine your marketing. Do not get discouraged.

@Javier Delgado, If you remember at Hogan school, they repeatedly said, "You interview the broker". All the commission schedules and costs are available on print. Ask for all the information upfront and study them. They normally have a base commission and as you build your business, you can always move up to another percentage split. Most even have flat fee as you do grow. From my experience Long Realty does have great reputation when you act as a Realtor. Now, I do not have any affiliation with long realty at all and it is my personal opinion. Again ask for all the details upfront, study ad make your decision. And remember, you are not lock in to a broker forever, you can change if you see necessary.

@Javier Delgado Welcome to BP. Also congratulation on getting Licensed. The best way to select a broker is to establish your role first. Are you becoming a full time Realtor? are you an investor who would like to leverage by being a realtor? will you be a realtor and also do some investment down the road? There are some "Investor's friendly Brokers" in town when it comes to Investment which you need to be able to identify by finding out what they will offer you. The cost of insurance is also something that you need to consider which most will through at you. @Jackie Sturniolo I would do a certified mail as well. Tenant may claim he/she was not home during 5 days notice. Do what is legally required.
