@Justin Garrett how much $$ did you save up or was no DP required? it was solely creative no formal financing right? and also what are your suggestions for approaching creative financing if it was not ultimately stated in listing (in other words bringing it up as an option to the seller?)

I was referred to this forum by members of the fastlane forums. I am an avid member there and several members spoke highly about some of the members on this forum. I am by no means a "drive by-er" I intend to reciprocate whatever knowledge and practical advise taken heed upon from here and return it to fellow aspiring real estate entrepreneurs. I want to thank you all for taking the initiative to contribute as there are many resourceful experts and personnel on here.
A little about me, I am a former firefighter and avid traveler that has worked various government contracts throughout the country. My love for travel and my experiences have enabled me to spend some time in various regions. Regions where there may be foreseeable opportunities in terms of real estate. Speaking of real estate, my main interests are commercial MF, (initial property no limits as long as the deal makes sense and the PNL, T12s and balance sheets all check out).
I hope to expand my network in order to increase my net worth and help others along the way.

@Scott Skingerundefined good thread; has the advice been given on there helped you recently? my main doubt was the top most brokers in SC area if they were to take seriously just say "i deal with private investors?" clearly is that enough?

i am targeting MF because that is what is going to be needed in my region due to the economic base in the next 3-6 years.
Listening to podcasts is not my thing nor will it ever be; i will most probably have a cohort help me manage it if it is in that range; however i know that seeking extremely good property managers is a cumbersome and costly experience.

Is there a way of approaching that you suggest when dealing with properties like apartments? What i mean is that, is there a certain or ideological way of approaching brokers/CCIMs etc?
