I am considering a property in mid Los Angeles market. It is a SFR, 3/3, 1600sqft on a 5008sqft lot. It is all single story at this point. The property is zoned R1R3-RG. I do understand at a basic level that this kind of zoning allows for a two story in structure in the back.

Is there anyone in and around LA who has added on such a property? What kind of addition did you make? What kind of challenges did you face?

@Jonathan Twombly - Great insight and suggestion overall. I read an update that FoxConn is moving ahead with its plans in WI - https://www.bizjournals.com/milwaukee/news/2018/02...

I understand your perspective of looking at the bigger picture, but I would be curious to hear if your outlook for WI would change with this confirmation?

I am an out of state investor and am looking to explore Milwaukee and surrounding areas. Does your outlook and perspective for growth changes with the confirmation that FoxConn bought the building in downtown?

Good job Shawn, shows the effort and hard work that was put in. I have two questions -

1. This deal looks like a split in equity only, did you partner not expect an interest on the investment during the project timeline?

2. Looking at the numbers, the agent fee of 3.5% seems little low, was that because you represented it as the seller's and buyer's agent at sale?

Try www.escrowlink.com. They helped us on a high end deal in Hancock park recently. They know their stuff.

Agree to most fellow LA Flippers here - 20%. In LA's market it is somewhat naive to to consider a project with anything less than that.
