LLC is most preferred in such cases. I am assuming you have some kind of umbrella insurance to cover your liabilities currently, if not, I would also recommend a third trip to the insurance agent. We'll that can be a phone call too :)

I am in a similar situation, slightly different though! I am investing in an out of state property, I am from Los Angeles, CA and my friend and property is in Ohio.
