Agree with Bill Gulley be careful of who you listen to at REIAs.

A friend is a nurse down in Laguna Niguel. He purchases homes and turns them into assisted living facilities - in Laguna Niguel. He operates three or four of these now under his nursing license. Some state/federal program then pays off the house for him. It's labor intensive but very lucrative. Maybe you could convert your house for use as assisted living - I don't believe LA city/county requires a zoning variance for assisted living.

That's a great idea that you shared Mark.

Great discussion. Quick books has an online version of their software as well and I have been using that for last 3 years. I love it and my accountant is also very happy with all the features. Just search for qbo intuit online.

For tenant screening I have use http://www.e-renter.com/ and found it to be highly effective for small business needs.
