Welcome to BP! This site has a lot of great resources to learn about investing. I recommend listening to podcasts, and reading some forums that relate to the type of investing you're interested it. Hi Marci, 

I am fairly new to real estate investing, so this is advice coming from someone with less experience than you, but hopefully it helps! 

If you are having trouble securing financing for your next purchase, but want to continue growing your cash flow, I would sell some stocks or one or two of your current properties, use the profit you made from those investments to "trade up" and purchase a larger investment property that will have the ability to generate more cash flow than your three smaller ones. That's what I would do If I could not obtain financing for another deal.

I recently listened to the following podcast:

Grant Cardone is the interviewee and he gave some great tips on how to stand out when bidding for a property. He says that the seller will not always do the deal with the highest bidder, and if you really want the property, you need to go the extra mile to stand out in the sellers mind in whatever way you can. I have not had the opportunity to bid for properties as I am just starting out, but I enjoyed this podcast and definitely recommend it! I don't remember exactly at which point in the podcast he talks about bidding for properties, but the entire thing is worth a listen anyway.

I am just starting out in real estate investing as well and BP has been a great resource. I recommend listening to the podcasts, and connecting with as many investors as possible. I have already received some very valuable tips from seasoned investors just by connecting with them.

I am just starting out and figuring out a strategy as well. BP is a great resource!

I understand investors not wanting to use debt, but debt is a great tool for investing and maximizing returns, generating wealth is tough to do without debt. Rather than having a goal of not using debt, a more successful goal would be only to have debt that is paid for by others (your renters).
