Hi Sherry,

It seems tough for you to estimate which renters are likely to stay, but It sounds like you're sure both could afford it. I would think about having them sign a lease and charge a fee for breaking the lease, that way each renter has to suffer a financial consequence if they break the lease terms, just a thought.

I understand all your fears as I am also just starting out in my real estate career. Usually the first people to tell you you can't do something are family and friends, unfortunately. The people that care about us most in life want to protect us, they don't want us to be disappointed when we don't reach our goals, so they encourage us to set attainable and realistic goals. If we want to be a successful real estate investors, we must keep working at it until we are successful, no matter what. A quick comment about fear, it is only real if we believe in it. I like the following quote about fear, which I read in Grant Cardone's book, The 10X Rule:

FEAR = False Events Appearing Real

I have found this to be very true in everything I do in my life, when we focus our minds on what we can accomplish, and do whatever is necessary to achieve our goals on a daily basis, we have no time for fear because we are constantly overcoming new and exciting obstacles. 

I have not yet purchased a real estate property, but I am also reading tons of material and learning as much as I can. I know I am improving every single day. I will be a successful real estate investor if I keep at it, and you will too!

Posting on BP is a great way to get your name out there and start building some relationships. If you search the forums I am sure you will find some great discussions and topics that will help you while you're starting out. I am also new to investing and I have been posting and replying on BP every day, connecting with someone new every day, and finding opportunities to network in my area. I would also suggest listening to the podcasts as they contain some great tips for being successful in real estate.
