I would definitely recommend the Rita McGee office of Alamo Title. They are based downtown Ft Worth on 10th St. I do all of my closings with them, whether double close or assignment of contract. Shylia is great to work with. Give her a call and schedule some time to meet her. You won't regret it. And tell her Anderson Schulle sent you :-)

I would recommend Jeff Pickering. He has a good sized staff, works with investors from all over the world, and understands real estate investing. Their offices are located in Plano. Tell him Anderson Schulle from Texas Haus Investments sent you.

Hello Daigo. Welcome to the first step of an exciting journey!

A lot of good stuff has already been said. Our clients are mostly from out-of-country, so the barrier to invest is even bigger for them. From their feedback, here's what I've learned that helps them overcome their fear and move forward:

1) See if you can find someone within your existing network that can recommend you a turnkey provider. It's always easier to build trust through someone you already trust.

2) Meet the turnkey provider in person. Get to know them, the market, and do your due diligence on them. Ask hard questions. Ask for referrals.

3) If you don't have peace, move on to the next one.

4) Don't give up too quickly. It might take a while to find the right people, but it'll be totally worth it.

The major impact of major funds buying in any area is that prices go up. An investor friend of mine recently was sharing with me that the prices in every area in Dallas County went up so much, that now even the low income areas are seeing a spike in prices.

One thing to consider are blue collar neighborhoods. The funds typically don't buy there, which helps, but these are very solid rentals with good tenants.

And you are right...buying of the MLS in a hot market is not going to get you far or many deals. I would look into off-market properties, like you are already doing.

We bought about 8 properties through them in 2014, all rentals. 

I analyzed probably 50+ other deals and passed on them, because the numbers weren't good (sometimes too high ARV estimate, sometimes too low rehab estimate).

I treat them like any other wholesaler...they are not bad people, but are trying to make a profit, so the key is to doing your own due diligence. And if it's a deal, then go for it.
