It looks like you have taken some great steps to get your feet wet, and are now looking to keep going and growing.

DFW is a very competitive market, but there are some great opportunities as well. As some already mentioned, if you are into flipping you will in most cases make more money in California on a single property. But if you are looking to build wealth through a rental portfolio, you'll get better results in markets outside CA.

I work mostly with foreign investors who want to invest in the DFW market, sourcing off-market properties, rehabbing them and then property managing them. But I'd be happy to chat with you and see if I can help you in any way.

Marketing, I suggest you use Postlets. It'll syndicate your listing to the main websites that people use to find rentals.

Eviction, I suggest you find a good attorney that offers that service for a flat fee and learn how the process works. That way you know ahead of time what you need to do.

Processing rental applications, there are tons of great articles here on BP that provide tips and insight. You should definitely run a background check, credit history check, do an employment and a rental history verification. The latter you can do on your own. The former you can use one of the many online services offered for landlords.

BP has tons of info, so I definitely suggest you read a lot, do searches on specific topics and read forum posts and articles. I also suggest you participate in one of the many REI clubs in DFW, to network and learn with others.

We do have pictures prior to rehab starting, but we never specifically took pictures of the status of the property at the time we switched contractors. But we do have videos (sort of progress videos).

Thanks for all the feedback. Sounds like it's mostly common sense as to what should (and should have) been done.

I do wonder if anyone from the DFW area (Dallas, Fort Worth) (spelling it out, for those users who have alerts turned on) have a recommendation for an attorney.

Thank you Nat. We have videos of the state the contractor left it at, I don't think we have pictures, never thought of that. But we do have invoices from the new contractor.

We also have a written agreement.

A contractor was recommended to us by a larger local wholesaler here in Dallas. We thought we'd give him a try. Bottom line, we had to bring on a different contractor because this one never finished the rehab.

As it turns out, there are several other investors dealing with this same issue, with this contractor. Apparently he has not been paying his sub-contractors, who are now putting liens against the homes (which is something they can do in Texas).

We also believe that this contractor has been using the rehab money, to buy, fix and flip houses for himself. Looks like he has two houses on the market.

I was wondering if there is any good attorney in the Dallas-Fort Worth area someone can recommend. We might have a group case here, as there are at least 5 investors affected by it with this same GC, maybe more.

Also, any recommendations as to how I should document the fact that this contractor never finished the job and we had to bring someone else in? Anything formal I need to do? I was only able to communicate via text message with this contractor, because he wouldn't pick up the phone, and basically had to fire him via text and then switch locks on the house.

There are opportunities in every market. It all depends on your effort and local team you put together. As to Texas, we can help you get started in Dallas-Fort Worth, but would need more info as to what your goals and game plan are.
