The only assumption you got wrong for DFW in your reply to me, is that the under 100k price range only gets us C class properties. There are still some good pockets, specially in Tarrant County, where you can find very affordable B class properties in desirable neighborhoods. So we do get 8-9% real returns here (using your formula), even with the higher property tax and higher insurance.

I am very familiar with the Indianapolis and Dallas-Fort Worth markets. Lived for 13 years in Indy, and moved January 2014 to Dallas to start a new real estate business here.

One thing I'm curious about Las Vegas, is what the rental rates are with corresponding home prices.

For instance, in DFW, you can get rental rates of $1000 per month with an investment of about 80-110k (no HOA fees). I've even found properties for less than that that rented for $1050.

How much would a home cost in Las Vegas, that rents for $1000?

I've only lived 17 months in DFW, so I didn't grow up with this whole Dallas vs. Fort Worth rivalry. I bought and rehabbed a little over 30 houses in 2014. All of them in Tarrant County. I'm only now venturing out towards Irving and Grand Prairie.

As to the areas you mention, @Bara Nwokoma, Haltom City is a great rental area. But similar to White Settlement, not so good with appreciation. We've dealt with code enforcement, but our experience wasn't bad.

I820/N Beach is a great area. Watauga is very similar, just a bit east. I would buy homes with equity any time in those areas.

Other areas that are similar for you to look at, is McCart Ave south of I-20 or Benbrook.

Glad to hear things are going well, @Antonio Marte. Would have loved to meet you during your trip, but as per our private conversation, unfortunately I'm currently in Brazil giving seminars to investors here.

Let me know if you want to run any ideas or zip codes by me or have questions.

About some of the comments regarding falling oil prices and the texas market...keep in mind that Texas is a huge state and has lots of sub-markets.
DFW has less than 10% Energy related industries.
San Antonio is 30% energy related, if I recall correctly.
Austin is very diversified (although mostly IT) and won't really be affected much.
Houston has 80% of offices leased by Energy related industries (according to a CBRE study) and it will be interesting to watch how the market will be affected in Houston.

Several small towns in west Texas will take a big hit.  But DFW is a whole different world within Texas.

Frank is a little more expensive, but delivers ahead of time. Charlie is a little cheaper, but usually takes 20% more time to finish. I work with both of them for all of my rehabs.
