Sounds like NFW, parts of Watauga, NRH and maybe north parts of Haltom City (outside the loop) would be good areas for you to find a property within your set of criteria.
A friend has a 3/1.5/1 in North Richland Hills that is already rented and that you could buy for about 100k (it's worth about 110k).

Just to address some of the areas you mentioned...Keller and Mansfield are probably going to cost you a little more than 150k, although you could find a deal occassionally. These are great school districts and therefore very hot markets. Haslet is a good area, lots of new development coming to that area as a whole. Not sure about finding homes in the 125-150k range.

If I understood correctly, you are looking for rentals that are ready to go for 125k price range (all-in). Will you be financing or paying cash, because some of the discounted deals will be hard to get if you are doing traditional financing.

As to areas to invest, in the 125k price range (ARV), I would suggest for you to look into some parts of Mesquite (East Dallas) and Garland. Some parts of Arlington. And definitely the North Fort Worth, Watauga, North Richland Hills, Richland Hills, Euless, Hurst Bedford area. We just rented a house for a client in Watauga on the first day it was listed, and have more than 20 families who also wanted it but were too late...

Personally, I prefer the Fort Worth side of town. You can get better deals in that price range. North Dallas is great, but much more expensive.

It'll be key to know your neighborhoods, the type of properties that are higher in demand, and of course, be patient to find the right deal.

Many of the rentals we bought in 2015 are in the NFW and Watauga area. In 2014 we bought a few in Richland Hills, but mostly in Benbrook, which has been harder to do in 2015.

I'm interested if a lunch, dinner or happy hour gathering happens.

There are many great areas in the metroplex. A lot depends on your goals, how you buy your rentals (financed or cash). There are also pockets of good and bad neighborhoods within the different regions, so it's important to either check the neighborhood out yourself, or work with someone who can provide guidance.

Adding to what has been said about SE Arlington and Burleson (which I agree with), here are some other areas for you to look into, keeping always in mind that within those areas are pockets that might be good or not so good.

Hurst, Euless, Bedford, Watauga, N Fort Worth, Blue Mounds, Saginaw, Azle, White Settlement, Benbrook, Crowley and some parts of SW Fort Worth (outside the loop).

Not sure how you are sourcing your deals (it sounds like MLS), but keep in mind there are cheaper ways to buy houses if you are comfortable with doing a rehab (or having it done for you). When my company sources homes for out-of-state or foreign investors, we usually find the deals off the MLS. Let me know if I can be of any help...and enjoy your visit!

Hi @Mansoor Fazel, congratulations on your duplex. If you want to meet for coffee saturday early afternoon on the north side of Fort Worth, I'd be happy to give you a quick overview of the Tarrant County market. Might help you make best use of your time while here.

@Hattie Dizmond well said. I believe the GDP of Dallas-Fort Worth is only 12% Energy. There were some great graphs in one of the Dallas Chamber of Commerce digital publications showing how diverse the economy is here (available for free online).

Having said that, it'll be interesting to follow the long term economic impact of the inaugural LNG (liquefied natural gas) exports of the US starting this February/March at the Sabine Pass port by the TX/LA border and other upcoming ports. I believe Japan and India are among the first clients buying US natural gas.

@Jason Utleycan you be more specific as to who you work with? I assume New Western or Net Worth (who I already work with). If it's someone else, then I'd be interested to be in your buyer's list. Good luck to you!

I would definitely recommend Mike Statler from 1st Priority Inspections. He does a very meticulous job, takes time to explain his 17-25 page report to you in plain English, and charges reasonable fees.
