Hello Michael, if your interested in rental properties in Temple you should mainly consider looking for properties on the far Westside & Southside of town. there is alot of new builds & new development on the Westside (West Adams area). The far Westside of town is zoned for Belton ISD which, is a better school district.

Thanks @Wayne Brooks. I was thinking the Addendum meant that lead based paint is in the home. Do you know if the Addendum cause an issue when applying for a HML?

I'm looking at a potential property but, in the MLS description it's noted to have a Lead Based Paint Addendum. Has anyone had any experience with flipping a property that had a Lead Based Paint Addendum?
Their is only 1 photo available. I haven't driven by it, I'll do that tomorrow. The outside looks okay, needs some curb appeal but, I'm curious about the inside. I just found the property on Realtor.com
I'm currently looking for my first deal to flip and was wondering if anyone has any recommendations for local contractors in or around Temple, TX? Also, has anyone had a good experience with HML in Texas? I believe I may have found a potential deal $55,200 (foreclosure) 3 bedroom, 2 bath, 2 car garage, 1,477 sqft single family. I have not viewed the house yet. The house is currently occupied and in an area with comps ranging from $89k-$130k.

Thank You @Joe Fairless, I need to work on my buyers list. I've seen a few "We buy houses for cash" signs around town as well as a billboard which I need to write down those numbers and put them on my list. I also need to work on obtaining a Purchase Agreement so, once I find a property I can get it under contract.
