@Christopher Christian Funny, I can relate in some way to your status as I want to go deeper into real estate but I am not sure what is the way there, I currently have a few payed properties but i got them not from too Sophisticated methods but from Appreciation (I STARTED YOUNG). THE BIG MONEY AS You MENTIONED COMES FROM COMMERCIAL AND WHY DONT YOU START WORK WItH A DEVELOPER TO LEARN FROM OTHERS experience, instead of getting more debt. Just my opinion

Hello, My name is Assaf uri and I have being investing in Atlanta for the past 5 years with long term and short flips investments and now I am looking for more opportunities in Cleveland OH we have a group of investors that grow's by the minute and is looking for any net return that is above 8.5% net return in a-b area's and 10.5% in c-d area's.

while I am locating good deals I am looking for a good team as well, first and foremost someone that will manage the operation there with everything include finding (with me) the property's, analyzing the rehab, managing the rehab, manage the property (or the property management company) and will be my partner on the field.

My need is man on the ground, my offer is private money.

I have a very open eyes experience with them, something that will make me do my next steps in my real estate beloved business much better, don't loose the money I lost with them, shave on my beard, don't trust them, if they send you a deal, thats maybe a deal, but never count their word, and check very very very X 10 deep, because they will paint the picture like you want it to be painted.

and I am very interested to hear  what the pro's have to say about dealing with wholesalers (the non-refundable/no DD/this is a great deal/decide fast type) lets make this thread a big lesson on how to deal with this kind of wholesalers type.

After buying few properties in the traditional way, I wnt to try and make a few pre-foreclosure ones.

1. how can I find the owner loan amount?

2. what kind of other expanses  are there when buying a pre foreclosure?

@Samantha Soto  from my short experience I found that I'm a big fan of the big numbers game, if you will decide that you reach out for 20 houses a week with an ambitious but realistic criteria. I believe the the desired house will arrive.

having said that, don't grab that high return too hard, if after a period of time you see that you don't get what you expected, don't hesitate and buy the best you find,

with the progress of moving we get better.
