@Pratik P. hey what was the job of the VA?

I'm trying to set up podio right now even though i have no customers yet , but i want to have the base ready, and learn how to work properly from the beginning., I'm doing DM right now, driving for dollars , have a website , and building a buyers list so i want to see how podio can help me have everything in one place.

i am thinking to get someone from upwork to set it up for me cause it seems complicated?, any recommendation about that? maybe i can get you for 10 min on the phone for some guidelines if its not too much.

i am currently doing DM for high equity Absentee owners in certain areas , and already have my Investor Carrot website, but I'm not doing any online marketing yet, I'm trying to focus on one area for now , I'm doing some driving for dollars and sending yellow letters to them. ill defiantly look into the website, maybe ill get some VA to help me promote it better on Ranking, you can check www.browardcashbuyers dot com

i have some money that i saved and looking to invest $1000 monthly on marketing to start generating leads and hopefully close some deals, i defiantly don't want to lose that money and i hope i can get some deals done.

I'm doing it full time the last 2 months and hope i can get the momentum on.

do you mind share with me how you get the probate leads, i know i can look in the book at the court , but what should i look for specific , who do you mail the letter? 

i have ton of questions i know and I'm sure you remember all of the one you had when you just started lol. maybe ill start to look for some partner , I'm open for that. thanks man for your help

@Lucas Machado when i grow up i want to be just like you 😉 You ppc is all over my phone, great job man , so what is the tips and the guidelines you would give to the younger you? What were your first steps of growing, hiring your first assistant, partner, system that helped you move on to more deal, what is your must have , do if you just begin today??

@Pratik P. thanks for your plan, definitely seems legit if you bring lots of leads, i think the one that deal with the leads can be VA , and if the calls are recorded its better for improving.

For acquisition manager - do you think he can get paid on commissions only? Like 20%? 

What about certain software or apps? Which one helped you to run this business faster and the ones you can work without today?

hey guys, i wanted to consult with you regarding my business, i am a new investor that looking to grow my wholesale business . i really want to build it as a business and not as another job,

i believe in building a team that will help me grow, and i want to know who will be the first employee that you will hire ? i started with my DM campaign , 500 people a month for 6 month, i have a website but didn't do any campaign yet online, I'm driving for dollars and i want to build some system that will grow and work for me ,

please shoot your thoughts about that , who will you hire?whats the most important job you will let him do to generate more leads and potential deals.

So this is my Heloc experience January 2016 i started the process over my cash paid apartment that i bought for 160k. I had the apartment for 3 years and i figured the value went up, i needed cash for down payment for a house me and my fiancé wanted to buy. So yes heloc is a credit line you take on your house. Different from mortgage: -Your monthly payment is just on your money you use from that credit line - for the first 3 years of using the money, you can pay back just the monthly interest and not the principal - no closing cost - the interest can change, its not fixed Its important to know that you still need to show income, pay stubs and proof that you can pay them back. They still do appraisal for your place and will give up to 75/80% loan to value. The appraisal is just external of the area and not including the interior of your property. The process takes longer then mortgage So my appraisal came back and the value was 160k!!! I was shocked to find the ****** comps he did. In addition they gave me an approval back just on June, 5 /6 months after I started the process!! And they approved just 50k because the thought I didn't had enough income. 6 months after , last week i got mortgage , one month process, appraisal was 215k so i cashed out 60% like 135k . There is cons and pros to each , but check with your local bank like citi or Bank of America what is the options, if you have good income no need for mortgage broker as well but do your research!!

on how can i download the list of home owners that behind there property tax in broward 

I've been told that i can't get the list of owners that didn't pay in the past but wait until april first to get the list of who didn't  pay 2016 before the auction on may.

i wonder if thats true or maybe they didn't understand me . i want to do DM to the owners that out of state  and late on their taxes.

hey guys, i want to pick your brain about dealing with different issues that our seller face

I'm trying to build my plan before I'm starting my Direct mailing campaign 

 those are my questions :

1) What would be the perfect Seller to buy your property from?

2) What type of problem(s) is your Seller facing?

3) How are you able to Solve that Seller's problems?

4) what is your marketing plan based on the target seller?

i would love to know what is all the situations our sellers face?and how do you solve

those situation and get to buy the property and still make it a win win?
