Hello All,
I have been looking at acquiring another property and I have estimates on repairs that need to be done. Repairs are going to be around 5K on a 70k property in Winston Salem NC. I have done repairs before on a new property but not to this extent? So I guess my question is how much is too much and what have some of you guys gone thru? thanks

Hello All,
I have been dealing with a Month to Month Elderly, Alcoholic, Suicidal Tenant that Will Not Leave. After about a year of renting a room from me I found out this guy was a serious alcoholic. He disappeared in his room for a few days and he binge drank. He urinated on himself the floor and his room was filthy. This binge put him in the hospital for a week and a home because he was threatening to kill himself. When he returned I issued him a non-renewal of lease notice and he had 30 days to vacate. He then went on another binge a week later and ended up back in the hospital He returned and asked me to give him more time for a supposed court case. I said no. Then he asked for a good reference I said, "how can I do that?" On the 6th of June he tells me he has a place to go. He stays in his room sleeping for 3 days supposedly from taking Ativan. It turns out he was binge drinking and he had to go back to the hospital on the 9th knowing that he was suppose to vacate on the 10th.
It is clear he is doing this on purpose. All I know to do is go file for eviction since he won't willingly leave. He is leaving the doors unlocked from his drinking when he goes out and I am afraid he will leave the gas on the stove on. I have asked him not to use it. He has ransacked his room and will not clean it even after having issued him a notice to clean it.
Is there anyway to have him removed sooner?

I forgot to mention that he was in the hospital on the 10th. He didn't return home until 5/18. I told him over the phone that I gave him a notice dated on the 10th. Do I need to give him a new 30 day notice in hand for 5/18? I don't want the 10 th to role around and then have him say," well I wasn't here on the 10th to receive it." Then I will have to wait another 30 days.

Thanks for all your insight. Actually I am in Virginia and this person is renting a room in my house. I put him and another gentleman on month to month rental. I just gave a simple non renewal notice. I never said anything about Mental illness. I could simply say I don't want to rent rooms anymore.

Hello All,
I have a 65 year old man that rents a room from me. He is a month to month rental. 2 weeks ago he decided to go on a drinking binge ( I did not know he was an alcoholic). He was laying in the floor screaming he didn't know where he was and was going to kill himself. I had to call the police and he told them he wanted to die and wanted to kill himself. He was taken to the hospital and was there for a week then later was sent by the police to a psychiatric facility. My tenant calls me saying he didn't know how long he was going to be there it could be several weeks. I let him know that he needed to make arrangements as I was not renewing his lease for the month. He tells me I am violating housing laws because he has nowhere to go. He has plenty of money in the bank and there is no shortage of room rentals. I live in the D.C. area and there are lots of people renting rooms. I was unaware of any laws protecting mentally ill people; especially ones I feel unsafe around and are month to month renters. I have to worry about the well being of my other renter as well. The alcoholic renter has a cease and desist order against him for harassment where he tried to extort money from his old boss. They fired him for not letting them know he had several charges against him already.
I put people on a month to month to avoid this sort of thin. If I have a problem with someone I let them know I am not renewing the lease for the month. I then give them a 30 day notice. I issued the alcoholic a 30 day notice on the 10th of may.
Any insight would be useful.

What kind of strategy is the BRRR? How do you aquire more properties? From what I understand you can only finance four. Thanks in advance
