Hello,

i started in 2016 in REI in Houston while holding my full time job.

I did four flips two of them where from wholeseller (I am still holding one of them two years later because it would not nsell even at loss) , the other two were very successful  (I got them through my PPC) campaign.

now i am at the point where I am not getting quality deals through my PPC nor through any wholeseller deals I see, may be because it is very comparative here in Houston and people are selling to take thin deals.Hi 

The question to those who make 3-4 deals/month

should I start making thin deals assuming that with volume it will make up or just keep waiting on those "good deals" that seem to never show up

I am also looking for a mentor who can help me take my business to be a steady one.

@Will Stahl I'm not by any means an expert in PPC but I bet if you ask anyone they will tell you "it depends on your market", my suggestion is to have a call with the PPC provider LP or Onecarrot and they should be able to advise you on how to best use your budget. I was getting leads at $500/month in Houston which is a very competitive market.

Just to clarify the 40K profit that was 28+5+5 and yes I made 28K on my first wholesale deal :o)

Thanks all for your replies, @Ryan Dossey yes we were under contract and then a neighbor came to the house while they were doing the inspection and lied about the flood history of the house and told them it was flooded three times of course they just ran away.

I know she is lying about at least one flood (Tax day in Houston) as I was the owner at that time and the house did not flood. the earlier one (Memorial day) I'm not sure because I bought it from a wholeseller and I didn't see any signs that says it was flooded.

I pulled the FEMA claims history of the house and it shows only the flood of Harvey.

No the advise I really want is on how to stop this neighbor from coming into my house.

@Will Stahl, I started with PPC with lead propeller in Aug. 2017 because It seemed to generate faster results, I -so far-spent a total of about 10K on the campaigns and  made 3 deals with net of 40K, I'm leaving money on the table because I don't have enough buyers on my buyers list so I sell to other bigger wholesellers, but I'm working on that now.

I had to stop for couple of month because of Harvey and travel an that was not the right thing to do (should've kept it running on low budget).

The traffic the last couple of months is terrible (a lot of visits to the website with no submissions)  but I was told that this Is because the changes Google did to Adwords.

all in all, happy but there are some shortages on my side I need to address

A neighbor stopped by when the buyer was doing the inspection and she said that the house was flooded three times, I know she is not telling the truth because I owned the house in one of the floofs that she calimed and it not flood.

I have a house that was flooded in Harvey (Aug. 2017) for the first time (to my knowledge as I bought it from a wholesaler with no disclosure) .

The house is one story with three bedrooms (one of them is a master suite) with a very reasonable living space and backyard.

I rehabbed the house and it looks great now, ....nobody would buy it :0(

The house is near the medical center in Houston (in a subdivision called parkwest near Westbury)

If I rent it it will create a -ve cash flow of about $300

I'm thinking to turn it into Senior independent living but it seems to be very complicated strategy with the best yield.

Any experience in doing this in Houston would e appreciated?

Average expected rent: $1,580

Post: can start marketing wholesale deal before signing a contract

I'm investing in Houston, TX (rehab and BRRRR) and I recently started wholesaling (1 deal) and I want to ask if it is okay to start marketing for wholesale deals before I sign a contract with the seller.

The aim is to guage how much investors are welling to pay and reflect that in the purchase price.

I'm investing in Houston area doing flips (2) and buy and hold (1), I'm running out of room on my debit to income ratio to buy more properties so I was considering  private lenders as a way to get out of that.

Couple of questions

- where can I get a list of private lenders in my area?

- in private lending, who is really taking the risk of the project fails?

Post: cancel assignment contract

Hello, I have a house under contract and trying to get it marketed by a wholeseller. the wholeseller sent me an assignment agreement that gives him the right to cancel the agreement withinf 3 days but it does not say anything about my rights to cancel the agreement.

is it a default that I can cancel my assignment without having it written in the agreement? 

newbie question I guess 😀
