YouTube and Google are my best friends. Use them all the time to figure out how to do projects on my own. I do leave the plumbing and electrical to the professionals .

It is understandable that your feelings are hurt. In my real job, maid service owner, a client accused me of just worrying about the bottom line and not her as a consumer. Which is so far from the reality of how I run my business. I did actually cry because I was so hurt. That was 3 weeks ago and after feeling bad about it, I smile now because it was her loss .
The premise of the story is that even if you run your business, land lording or maid service, with the highest degree of integrity there is always going to be people that find fault with it. Do not lose the faith and keep on keeping on!

in Massachusetts it must be deposited into an escrow account and you must give your tenant a deposit slip of the account bank within 30 days of depositing it.if you do not do this the Massachusetts courts will award the tenant treble damages no ifs ands or buts about it.

I provide washer and dryer in all of my rental units. It adds great value to the tenant and of course demands a higher rent. I also know what exactly is in the unit and how it has been installed vs the tenant bringing in their own and trying to hook it up and cause and who knows what type of issue.

@Richard same for me in MA. There aren't any 55k in my neck of the woods either. I concentrate on A properties in A neighborhoods. The cost of entry is exponentially higher but I get great rents and for the most part great tenants. I sleep well at night too :)

I also agree with Josh. my vacation rental is in Clearwater Beach Florida and there is a 12% vacation rental tax which is passed on to the guest.I also use VRBO and home away for my advertising and that has worked out well we rent about 39 weeks out of the year

hi Robert. as you already know or you will find out soon that Massachusetts is one of the hardest states in the country to get evictions especially on moms with 4 children.it sounds like she knows the Massachusetts statute on eviction and is using that by calling in the Board of Health whether she did it or boyfriend did it;she is an addiction waiting to happen.I would get started on filing the eviction sooner than later just document everything
