@Christopher Kilpatrick This is why I only use VRBO as the other sites don't really give you an opportunity to screen the guest and you don't get their contact info until after the booking is made which is somewhat risky.  IMHO just stick to the one site VRBO/Homeaway.

@Jennifer Griffin if you are not already managing for them you are missing out on the opportunity. 

On the other hand it could  also be viewed as the practice  of lending money, hiring or renting to friends and family and that view is you shouldn't do it :)

@Walker Seidvery do you think  Smart Moves is terrible? 

@Leon Engle if the issues only take 5 minutes and don't require materials are they really issues? Perhaps you could troubleshoot the problem over the phone with  tenant and have them fix it.  

For non emergency you could designate one day of the week to address  problems and do it all on one day letting the tenant know what day you will be out

I would credit her for the days she couldn't live there. I think it is only fair.  Just my 2 cents. The state of PA may have laws as to how this should  be addressed as well.

I took out 4 credit cards 0% interest for 18 months to complete a recent rehab. I do however have the money in the bank to cover the balance I just wanted to use other money basically interest free. 

What I didn't realize however that getting 4 credit cards and maxing them out lowers your credit score pretty dramatically so that is something to consider if you plan in borrowing more down the road.

@Phillip Richardson  I think the concept of owning a franchise to build income to enable you to purchase more investment property  in the future is sound.  

Have you always wanted a pizza store or is this something that just looks like it will work for the location? Personally I am not a fan of franchises as there are so many caveats and you are for the most part buying into a job that you have very little control over. 

I am sure you are doing your due diligence on the franchise end just be sure to read all the fine print.  Keep us posted!
