Hey @Dawson Quimby You have obviously done a ton of research already which is great! These are all valid questions.
Keep in mind that one of the major benefits of house hacking is that you are getting into a property for little cash out of your pocket. You also do not have to max out your DTI to find a great deal! Some of my best house hacks around the Twin Cities have been significantly under my pre-approval amount.
Keeping capital in your pocket to add value in renovations or monthly rental income might be more beneficial long term than raising your down payment amount.

I think @James Hamling explained it well. Don't over complicate it. These things happen quite often and the best thing I have found is to simply follow the lease and keep things as straight forward as possible. Good luck!

@Michael Nahm this can be the tough part about HOAs. However, like @Chris Seveney said, go to your HOA board and have them show where this was approved. You may be able to push back on this. (I am not an attorney and this is not legal advice).
Townhomes can be great rental opportunities here in MN! Hopefully things continue to go well for you here and you can pick up some more!

@Kiersten Hegna Make sure you are solving the seller's problems. It isn't always about price. Be flexible and figure out what the seller needs. Your agent should be able to help you with this. I am surprised you have offered that much and haven't gone under contract in the Twin Cities here.

I would consider allowing pets. Depending on the finishes of your rental and your insurance, we allow pets in all of our units. Opens up the tenant pool, people typically stay longer since most rentals don't allow pets. Plus, we charge a monthly pet fee. It has worked out very well for us. Keep house hacking and good luck!
