I haven't been in this game that long, but, I'm of the mind that rewarding 'good' or desired behavior will continue to yield said behavior.  Some will appreciate it, some won't.

@Franklin Romine  I'm not looking to change anyone, but encourage the continuation of the behavior that warranted the 'reward' in the first place.  Just my thoughts anyway.

This question stemmed from an article I was reading about "Welcome Home" gift baskets for new tenants, which led to an article about showing appreciation.  

@Victoria Winters I can kind of see what you're going but I don't think I agree.  Have you never received a "Thank you for being our valued customer" gift/coupon from a store/creditor/etc? Maybe you've shopped a few times in the past (mediocre customer). Would receiving a 'Thank you" not 'encourage' you to shop more frequently or at the least keep shopping (keep it up)?

What @D K. said.  I used the 203k program to purchase and rehab a 2 unit that I am owner occ and renting the lower unit.  There was a bunch of red tape and hassles that you can read about in my post FINALLY!!! Closed on my 203K but in the end the program worked well. After reading that, you'll know if you have the stomach for it and what NOT to do. :) I don't know anything about VA so I can't compare the two. Well wishes

@Dawn Anastasi You mentioned you wouldn't rent to you dad because he's a smoker.  So I'm reading that as if the applicant smokes, you reject them automatically, period.  Not "You can smoke outside, but no smoking in the home."  Is that correct?

Thanks all for the advice and suggestions.  If I turn my head to the left I can see and speak to her as she sits right behind me.  We aren't friends and very rarely do we speak any more than Hello and Hey. So not being cold, but I would absolutely have no problem evicting and coming in the next day like nothing happened.  Wouldn't affect my work or day whatsoever. That was my first thought of how would I feel if there was late pay or eviction... just another tenant to me.  I definitely agree that establishing the relationship as business would be best.  She hasn't asked but just in case I wanted some expert advice.
