Do you now add said child to the lease? If so, do you require a screening (criminal, credit, etc.)? If so, what if you find negatives (ex: criminal convictions you would normally decline an applicant)?

Is there a 'one-stop' source that provides Criminal, Credit (report & score) and Eviction screening that's less than $40 and allows applicant to pay? I looked at BP's recommended mysmartmove, screeningworks, & myrental.com. Either the company doesn't provide all three or they charge > $40. Mysmartmove doesn't have Eviction Report. Screeningworks provides Credit Evaluation in place of Credit report & score). Myrental.com requires landlord to pay. (not a huge deal, but considering others allow applicant to pay online I'd like to be as streamlined as possible)
I've searched and searched the forums and perhaps I missed it or just haven't come across the answer yet, as there are 1000's of posts regarding screening... I'll keep looking in the meantime.

Hate I missed it, but renovation finally started on my units. So I had a good excuse. Looking forward to the next event.

What are the pros and cons of having your documents for download on your website? I came across a site with rental agreements, move-in checklist, pet addendum's, etc. and wondered what may be the con's, if any, of having documents readily available. If you have doc's online, how has that worked out?

The rehab consists of renovating kitchen and bath and all else is simply paint and refinish hardwood floors as far as the interior. That being said I'll make sure the kitchens and baths are complete before I start marketing.

I wasn't saying I would show it prior to being finished. I'm asking if anyone markets during rehab. There's a pretty successful guy here that is marketing 'for rent' during construction and I just wanted to get others responses.
