We have been having dificulty nailing down the th excavator/Drainage man for the back yard.  We had decieded to dig out the back and put in a retaining wall to give the tenants ome area of back yard.  We have purchased $1,000 worth of Railroad ties to make the retaining wall with.

The drainag man that we nefotiated with has not shown up or answered our phone nd text calls.  We are in the process of getting a new mqn with a new quote.  We are asking the excator to pull off the 2 decks in the back when they come in with their equipment.  The decks have deteriated and must be removed.  We are replacing the 2 wood decks with cement patios.

Our work scope has broaded and consequently our Renovation Budget has risen  At this point our projected renovation costs are closer to $40,000.  Not good news.

Everything looks really good.  Why did you want the side door for the gaage?

What are the platform in the basement For?

78,000 Plus 10,000 or $88,000 plus closing expenses?   How much are TaXes and Insurance?  

It passes the 1% test?  Are you going to do the Property Managment or hire a PM (if so deduct 10% or approx $1,000 a year)

Will this be your first buy?

 Are you deducting  too much for Maintanence?   and Vacancy?

Excellent ideas all of them

The down payment is also part of the plan. How much do you have to put down? You will need a down payment plus the cost of financing (3 points?) Will you be able to afford 20% down or will you have to get a FHA 3.5% mortgage?

You are certainly on the right course.  

You should start Now.  Join a Real Estate Club and find a Real Estate Meet up Group to join.  Read everything on BP.  Get to know a real estate agent.  Study Zillow for the area you want to live.

Children are happy when you are happy.  I don't think what you do for a living matters as long as there is a good relationship between the husband and the wife and of course the child.

There are shower doors and shower doors.  The one's at the box stores are inexpensive and easy to install and the new good looking  heavy glass one's have to be professionally installed (pretty much) and are very pricey.

You can just put up a clear plastic liner if you want the bathroom to look a little more finished for no money and the tenant  can put a decrotive one over it if they prefer.

I guess the glass door are a little better at keeping most of the water off the floor but most people do alright with the shower curtains.

The question is what are they talking about?

Just call the building department in the town the quads are in and direct the question to them!!

Also Tell your "Friends" you don't know exactly what they are talking about and see if you can understand the explanation and then tell US

Where do you stand with House Hacking and a FHA 3.4 % mortgage?

"She will need at least 10% down ( most likely 30%) as this will have to be a non- owner occupied investment purchase. Seller has been thru the ringer with unqualified buyers. She will not allow showings unless prospective purchasers demonstrate they have the ability to purchase her property."

It's also possible that there is some misunderstanding here?  It might be on th broker's part of the Seller's part.   You should ask the Broker some of these questions that you are asking BP .   Tell him you do not understand  what his letter means and what the concerns are?    means?

Do you have any money for a Down payment? Have you investigated a FHA loan with 3.5% down. It sounds like it would be a good idea to find a duplex or a quad and live in one apartment (house hacking) and have the other sides (s) help pay the mortgage and expenses.

We bought our first residence in New York because we had 2 dogs and we could not find an apartment that would take us because of the dogs.  It turned out to be the best decision
