I do not understand this.  I believe Medicaid could have a lien on the property but I don't believe they have anything to do with the value of the property.  They don't have anything to do with the market value of the property.

You could call the local Medicaid office and ask to speak to the Medicaid supervisor and ask this question and if you are lucky enough to reach the right person you should get more informtion

My understanding is that Medicaid has Nothing to do with the selling price.   They just have a lien on any profit that would go to the owner who is now in the Nursing facility.  Medicaid is not in the appraisal bussiness and has no idea what a property is worth.  Medicaid is now paying the owner of the propertie's medical bills and if the owner gets additional money from the sale of the house Medicaid can recoup some of their expenses. 

I don't think the listing agent knows what they are talking about.

You really should just move on.  We always don't get everything we want.  You want yur son to have this apartment so he will "save" his money and handle his money the way you want him to handle it.  Well you have accomplished that BUT it will take only 10 months.

Why are you gettig sick over this and wasting your time? If you have told this woman you will Not be renewing  her lease  and she if she finds another apartment place that she likes, she is free to move and you will give her some sort of pro rated 'move' money.  

Its all over.  You will get  a nervous break down if you continue to insist on this.  We can not control everything. You have no control here.  

Just tell yourself you have been successfull in reducing your son's expenses and go on a vacation and Forget about this.

We had a coop once where there was water damage on the wood sill and the area beneath the sill.  We replaced the wood sill with a white corian wood sill and put a corian apron beneath the sill and waterproofed around it and it worked beautifully and looked great

It's up to you.  We provide washer dryer hook ups in our 5 duplexes.  That works for us but if we had to provide them we would do that at $25.00, or $50.00 more a month.  At this point we have preferred to not worry about maintaining them.  $50.00 a month would cover everything  if they lasted 2 years and the w/d probably would last at least 5 years without problems.  I guess you could also factor in an extended warrenty or use any of the other above  suggestions, one or more of them woud work.

Everyone needs a washer/dryer.

Hi this project is so beyond me

How much do you estimate your profit to be?  How much will each condo cost to build? 

I imagine the  Architect next 

door is the Go to Guy here.  Also the General Contractor next door. They must have learned a lot building that condo on the same site. 

I wonder what they paid for the property?  I imagine if you know that number it would help

Last Friday the carpentry contractor/friend came in.  He  came with his $150? a day worker.  He put in a new back door and also worked yesterday and has put up the new dry wall ceiling in the garage and the new kitchen ceiling and also taped it.  We still don't know what his final bill will be although we have penciled in $4,000 for the carpentry aand  $4,000 for the Painter   The electrician came by and did some more work and we are estimating $1,500 for his labor.  We haven't seen the drainage and back yard man yet and we are estimating $1,500 for the Labor on building the  Retaining wall (made of Railroad ties), and the dig out of some back yard area and some drainage work.    So the total for all the above labor will be approx $11,000?   We have already paid the tree man $2,400 plus the gutter clean out etc  So that's approx $15,000 in labor costs.  We should be close on our original  $30,000 rehab estimate. We have not purchased the carpets or the flooring yet although a local carpet store man dropped by and will give us an estimate.

We hope to be  finished some time in the middle of July and rented by August.  A few people dropped by when we were there and said they were interested in renting.  

About selecting tenants to rent to?  We inherited 3 tenants in our first 2 duplexs 17 months ago and just had to select one new tenant for that place.  Our second buy of 2 duplexes had 4 tenants that remained in place.  3 of the tenants  have dogs.   Here we will be selecting 2 new tenants.  We are still not sure wether our projected rent of $950.00 an apartment is on target.  Waterbury has lots of rentals and is probably only a C town.

Do any of our above costs appear to be to high to anyone in the BP rehabing world in Conn?

Are you sure you don't want to think over the "No Dishwasher"  It is my understanding that dish washers use less water then washing by hand and you can buy a dishwasher for the same price as a Kitchen cabinet.  It also saves counter space.  Don't most people want a dish washer? Have you visited the Pit Bull? Some of them are very sweet.   Here in Westchester if  a dog has lived in a building more then 3 or 6 months and the Managment has NOT asked him to leave The dog gains permanent  residency even if there is a No Pet Policy

Hi Eric Munson from Conn.  I was wondering if you had a painter to reccomend for my Waterbury Conn renovation.  We would like a more competitve painter then we have been able to locate.  Do you have any to reccomend for us?

I think  if you add the costs associated with each step the diary will be more helpful.  How much did the house cost? What are the comps for the finished house?   What is your budget for this renovation? Can you share the break down of the budget?   Is this a BUY, Renovate, Rent and Refinance Project?   (A BRRR)  How much were the 2 dumpsters and the cost of the demo crew? How much are the stairs ETC ETC.  This could really be very helpful following this project from beginning to end.
