I have done a couple of BRRRR properties over the last couple of years and will be expanding my portfolio through this method moving forward. I currently use hard-money to make the purchase and perform the rehab, then use a small local bank to refinance the hard money loan after I have completed and rented the property. It took me a little bit to find the right hard-money partners but now that I have I can scale this business quickly.

I like to use "hard surfaces" in my properties.  Examples of these are tile and LVT flooring, granite and marble countertops, and a good paint that has a tinge of color to it so it doesn't show every little mark and will be easy to touchup between tenants. 

As far as your loan, are you thinking of short term type loan or long term? The beginning of a BRRRR process situation?

Unfortunately there isn’t much you can do about it.  Some counties will allow you to appeal the tax assessed value with no guarantee of an adjustment.  A good tip here would be to contact your tax assessors office prior to closing to find out when the next assessment is scheduled to occur.

This is an ongoing issue in many states best I can tell from talking with others.  I find that finding reliable and quality service vendors is a numbers game just like getting good leads.  You have to filter through so many to find a good one.

You can definitely use listsource for list in NC.  Although, you won’t find a “motivated sellers list” but can find list for homes purchased X amount of years ago or longer, probate list, pre-foreclosure, etc.  

The direct mail campaigns work but it is a numbers game.  Send enough out and you will find a deal.

According to our lease agreement we can send them after the “grace period.”  For us, this is on the 6th of the month as our rents are considered late after the 5th.
