@Steve Rozenberg is correct.  If you run that property like a business then you can be ok to manage it yourself, especially if you are wanting to learn a little about the management side of investing.  However, make sure you are understanding of your landlord/tenant laws and regulations as this is the biggest reason self managers find their way into trouble.  Often times, paying a quality property manager is an investment as well.

I don’t have any leads at this time.  I do have a half duplex that one of my owners would like to sell and move his money into another investment.

I was ecstatic with the turn out!  Wasn’t exactly sure what to expect with the first one.  I really hope this momentum builds.  I will look at that date and post later if it will fit.  

I have someone that can help with the windows.  I will be glad to pass those along.

Looking forward to the event tomorrow.  We are going to be serving Jersey Mikes subs for everyone to enjoy.  We are having a lender do a short presentation on financing investment properties.  Also, we will allow a few minutes to anyone that may have a deal they want to share coming available and networking time.

I would definitely make sure I had at leases a 7-10 day period for turnover process.  Trust me, I have tried the “hey, if we work together with painting/repairs while you are moving then we will be fine” business.  It works just fine for the students, but the parents can be a pain in the.... to deal with like that.  Many times, they have not seen the property until their child is moving in, then they are upset if it isn’t perfect and move in ready. 

Set clear definitions of expectations with both students and parents prior to lease signing and why there has to be a break between current tenants and their lease start date.
