Free legal advice is just a luxury to your previous tenant and does not guarantee them victory in any way if legal suits are filed.  The best documentation usually prevails assuming all lease terms, necessary repairs, etc. were performed on the property owners end of things.  Be prepared but don’t be scared.  You will find that the threat of a lawsuit is often times nothing more than a threat, but be prepared for the ones that actually may try to proceed.  Pics, videos, move in/out reports, estimates, and invoices will be hard to defeat.

The larger multi-family opportunities in Greenville, NC are a little slim right now.  However, it is a great place to invest for cash flow in this college town.  I will be glad to send anyone a list of current inventory if they would like me to.

Sole proprietor is more of a tax term. Example being filing as a sole proprietor if you don' t have a proper LLC or other corporation formed and filed correctly.

If you mean operating your own brokerage then you can do that if you are Broker In Charge eligible.  If not, you will still need a BIC to operate your own firm.   It is done fairly simply, you will just need to follow the steps as guidelines by the NCREC.

So, my suggestion would be to use your existing resources and connections in your area.  As a plumber, you are bound to know people in real estate of every angle.  Contact them, go to lunch, grab a coffee.  Whatever you do, make sure they know that you are now a licensed agent and ready to get referrals for purchases and listings.  Maybe take some extra time to spend with investors so they know you are familiar with real estate investing.  Most Realtors are not as familiar as they think they are in this matter.

We don’t accept major felonies against people or property within the last 5 years.  Keep it consistent across the board so that everyone is treated equally.   I will admit, based on what you have told it seems like a real gamble without running a full application.

The old saying goes...”find the deal, and you can find the money.”  While I have found this to be true in several cases, I would suggest making some hard money contacts while still looking for properties.  FInd out there lending terms, property terms, etc. that way you will know if the property fits the financing terms of your hard money lender.  They are often more seasoned than new investors and it should be noted that if they won’t lend on it then it might not be the best “deal.”
