Why is the lender allowing this to take place? They clearly do not value their broker relationships.

Hey James, like others have noted, the main thing I see with non-recourse loan products is the leverage, if you intend to come in with a large down payment I would consider them a viable option.

If your main goal is higher leverage & better terms, I would opt to consider if non-recourse is worth it.

Rates are a tad higher but if you take a 3/1 or 5/1 ARM non recourse loan, you can actually get a solid rate. 30 year fixed products I would consider to be significantly higher.

Quote from @Barry Mathis:
Quote from @Larry Bryant:

Hi Investors,

I’m a broker working with a network of private and hard money lenders across the U.S., specializing in funding for:

  • Fix & flip projects

  • Rental property acquisitions (1–50+ units)

  • DSCR loans

  • Bridge financing

  • Ground-up construction

I help investors move quickly with minimal cash-to-close, competitive rates, and flexible terms. Whether you’re looking for short-term rehab funding or long-term rental financing, I can connect you with the right lender for your deal.

If you have a current project and want to explore funding options, send me a message with:

  • Property type & location

  • Purchase price / rehab budget / ARV

  • Loan amount needed

  • Timeline & exit strategy

I’ll review your deal and provide options that can close fast. Let’s get your deals funded!

Do you have private lenders who will go in second position on a subject to loan (60K needed)

I haven't heard of any US lenders lending out of the country as I would assume there to be a significant risk, a lack of recourse.

Best bet is to find a Canadian based lender, best of luck.

At this point, it's getting out of hand. I've never had a bed bug incident but it seems every time a guest damages my property and I put in a claim I get a 1 star review and Airbnb claims it to be "non-retaliatory".... Absolutely ridiculous
